I renovated the cabana bathroom with a brand new gray slate tile on the floor, I replaced the bathtub with a bright white bathtub surrounded by clean white subway tile. New fixtures in the double vanity complete the space. This cabana bathroom is easy access to the pool.
The laundry room is off of the office with built-in cabinets, laundry folding table, built-in ironing board with timer for safety shut off, New LG stackable extra large washer and dryer with sanitary, tub cleaner, steamer, settings.
The living room is light and bright. This is the perfect entertaining home. When my kids were teenagers I put in a pool table/ping pong table along with a large dining room table. We had parties with over 30 teens at one time.
Entertaining continues as you move into the family room which is a great size room with sliders out to the pool area.
I have fans in all the rooms except the office.
The kitchen area consists of a dining area or breakfast area with sliders out to the patio and pool. I am in the middle of renovating the kitchen. The wall between the living room and the kitchen is coming down and I am adding an island counter there. There will be new white cabinets and white quartz countertops installed.
You will love the oversized covered patio and the pool area. There is a large garden area off the side of the pool., Behind the pool is where we play crochet and corn hole. The side yard is where I had a butterfly garden at one time. It is a great space for another private seating area or use it as a dog run.
I am doing all that I can to get the home to my standards to pass on to you by May 1 prior to the open house. The countertops may not be delivered by then. If I have ordered them by then, then they will be installed. If I have not ordered them due to some reason, you may have the counters of your choosing installed, if you pay the difference of what I am paying for them and what you want if different.
You also get an Old Republic home warranty – the platinum level home warranty- which is transferable to you at closing. It is in effect until December 23, 2021.

On February 21, 2018, the Internal Revenue Service (IRS) has announced that in the majority of cases, homeowners can continue to deduct interest paid on home equity loans.
With the goal of clarifying the concerns raised by taxpayers and tax professionals, the IRS emphasized in a media statement that “despite newly-enacted restrictions on home mortgages, taxpayers can often still deduct interest on a home equity loan, home equity line of credit (HELOC) or second mortgage, regardless of how the loan is labelled. The Tax Cuts and Jobs Act of 2017, enacted Dec. 22, suspends from 2018 until 2026 the deduction for interest paid on home equity loans and lines of credit, unless they are used to buy, build or substantially improve the taxpayer’s home that secures the loan.”
To further clarify the new law, the IRS explained that if a home equity loan is used to build an addition onto an existing home, the interest would be tax deductible. However, if a home equity loan is used to pay for non-home expenses such as credit card debt, then the interest would not be deductible.
The IRS adds, “As under prior law, the loan must be secured by the taxpayer’s main home or second home (known as a qualified residence), not exceed the cost of the home and meet other requirements.”
New dollar limit on total qualified residence loan balance
For those considering getting a mortgage, the new tax law charges a lower dollar limit on mortgages qualifying for the home mortgage interest deduction. Starting in 2018, taxpayers may only deduct interest on $750,000 of qualified residence loans. For married taxpayers filing a separate return, the limit is $375,000. These limits decreased from the previous residence loan amount of $1 million, and $500,000 for married taxpayers filing a separate return.
These limits pertain to the combined amount of loans used to buy, build or improve the taxpayer’s main home and second home.

April 28, 2017 was a big day to celebrate for Florida Realtors and home sellers as it marked the passage of HB 483/SB 398, a bill that limits the fees charged by community association management companies for estoppel certificates.
When buying a property that is managed by a community association, it is considered a must that the buyers know whether or not the seller is current in their dues, fees and assessments. This information is disclosed by the community association management company to the closing agent in the form of an estoppel certificate. More often than not, sellers don’t know how much they would need to pay for the estoppel certificate until they receive the closing documents.
Prior to HB 483/SB 398, Florida law allowed association management companies to charge a “reasonable” fee for the preparation of an estoppel certificate as they deemed necessary. However, without specifying how “reasonable” the fees should be, there were companies using the vagueness of the term to charge exorbitant fees of over $1,000 to prepare this document. There was instance that a company that charged the home seller an estoppel certificate fee of $1,610 for his home that was sold for $190,000.
With the passage of HB 483/SB 398 there will now be set fees that these community association management companies are able to charge for issuance of estoppel certificates. It also requires that the certificates be valid for 30 days and that a standard estoppel certificate form must be used throughout the state to ensure that same information is provided to each property owner.
Here are the allowed Estoppel Certificate Fees according to HB 483/SB 398:
This means if a property owner is delinquent in his dues, fees, and assessments, and he wants to expedite the processing of the estoppel certificate, the maximum he can be charged is $500.
This has been a multi-year effort by Florida Realtors. Carrie O’Rourke, vice president of public policy for Florida Realtors, shares “After several years of educating legislators and building support in both legislative chambers on the issue of estoppel certificate fees, we brought home a huge victory for home sellers. Congratulations to all of our members who have contributed their time and energy trying to fix this problem.”
Rep. Byron Donalds (R-Naples) sponsored HB 483 and Sen. Kathleen Passidomo (R-Naples) sponsored SB 398.
This bill is now headed to Gov. Scott for his signature and once signed into law, it is scheduled to take effect on July 1, 2017.
